Terms

These Terms and Conditions (“Terms”) apply to direct accommodation bookings and related services offered by BookBudapest Kft. through bookbudapest.hu.

Before completing a booking, the guest must review the booking summary, the payment and cancellation conditions of the selected rate, these Terms, and the applicable House Rules. Booking-specific conditions clearly displayed during the booking process supplement these general Terms.

1. Service Provider

For direct bookings, BookBudapest Kft. is the contractual accommodation service provider unless the relevant booking flow clearly identifies a different provider.

2. Scope

These Terms apply to bookings made directly through the BookBudapest website.

Bookings made through Airbnb, Booking.com or another third-party platform are primarily governed by the terms accepted on that platform and the rules shown in the relevant reservation, together with BookBudapest’s applicable House Rules and mandatory legal requirements.

3. Booking System

BookBudapest’s direct online booking process is connected to the SabeeApp booking engine.

The guest is responsible for providing complete and accurate information during the booking process, including in particular:

• the booker’s name and contact information;
• arrival and departure dates;
• number of guests;
• selected apartment;
• information required for payment and mandatory guest registration.

BookBudapest is not responsible for delays or problems caused by inaccurate information supplied by the guest.

4. Formation of the Contract

An apartment, price or availability displayed on the website or booking interface does not by itself constitute a final confirmed reservation.

A direct booking becomes final and binding when:

1. the guest has completed all required booking steps; 2. the applicable payment has been successfully completed or properly confirmed by the system; and 3. the guest has received an electronic booking confirmation.

The guest must check the confirmation promptly and notify BookBudapest as soon as possible if any information is incorrect.

In the event of an obvious technical or display error, such as a clearly erroneous price, BookBudapest may contact the guest promptly to resolve the error, subject to mandatory consumer-protection law.

5. Prices and Total Booking Cost

Before the booking is completed, the total amount payable and the material financial conditions of the reservation must be displayed to the guest.

The price includes the services shown in the booking summary. Any tax, charge or other amount payable separately, if applicable, must be clearly disclosed before the booking is completed.

Where dedicated parking is expressly included with an apartment, it may be used without a separate guest parking fee unless the booking information states otherwise.

6. Payment

For direct bookings, BookBudapest’s current standard rule is full prepayment of the accommodation price.

Online card payments are processed with the involvement of Stripe.

Guests must not send full payment-card details by email, WhatsApp, iMessage or telephone. BookBudapest does not request full card details through these communication channels.

A booking is secured only after successful completion of payment and confirmation of the reservation.

7. Rate Types

Different rate types may be available in the direct booking system, including:

7.1 Flexible Rate

The exact cancellation deadline for a flexible rate is stated in the booking flow and booking confirmation.

BookBudapest’s current standard setup allows free cancellation up to the deadline stated in the reservation, typically up to the day before arrival.

The specific deadline displayed in the individual booking is controlling.

7.2 Non-Refundable Rate

A non-refundable rate normally offers a lower price than the flexible rate.

Once a non-refundable booking is completed, the amount paid is generally non-refundable, unless mandatory law provides otherwise or BookBudapest expressly grants an exception.

8. Cancellation and No-Show

Cancellation conditions depend on the selected rate.

For a flexible booking:

• cancellation made before the deadline stated in the reservation is refunded in accordance with the booking conditions;
• cancellation after that deadline, or failure to arrive (“no-show”), may result in the full booking amount becoming non-refundable where the booking conditions so provide.

For a non-refundable booking, the full amount is non-refundable from the time of booking in accordance with the conditions displayed before purchase.

The guest must communicate a cancellation clearly through the method available in the booking system or through an official BookBudapest contact channel.

9. Statutory 14-Day Withdrawal Right

For accommodation services booked for a specific date or period, consumers do not automatically have the standard 14-day no-reason withdrawal right that applies to many other types of distance purchases.

This does not affect any flexible cancellation right expressly included in the reservation or any other mandatory consumer right.

10. Booking Changes

Guests may request changes to dates, guest numbers or other reservation details, but any change may be subject to:

• availability;
• current pricing;
• the conditions of the original rate; and
• BookBudapest’s approval.

A requested change is not effective until it has been confirmed by BookBudapest or the booking system.

11. Voluntary Shortening of the Stay

If a guest voluntarily shortens a confirmed or already commenced stay, unused nights are not automatically refundable.

Any refund is subject to the applicable booking terms, mandatory law or BookBudapest’s express written decision.

12. Arrival and Departure

Standard times:

• Check-in: from 15:00
• Check-out: by 11:00

All times refer to local Budapest time.

Early check-in is possible only if the apartment is ready and BookBudapest has expressly confirmed it in advance. Arriving early does not itself create a right to early access.

Late check-out is only available upon prior request and express approval.

13. Unauthorised Late Departure

If a guest remains in the apartment after check-out without prior approval, BookBudapest may, in addition to actual additional costs and losses, charge a late-departure fee of up to:

• 50% of the applicable daily accommodation rate for an unauthorised departure after 11:00 but before 14:00;
• 100% of the applicable daily accommodation rate for an unauthorised departure after 14:00.

This clause must not be applied in a manner that conflicts with mandatory consumer law or is disproportionate in the circumstances.

14. Mandatory Guest Registration

All guests must cooperate with guest-registration requirements imposed by Hungarian law.

BookBudapest may use SabeeApp GuestAdvisor to support the digital guest journey and guest registration.

Guests must provide the identity and identification-document information required by law through the specified process.

If a guest refuses mandatory registration or required legal data are not provided, BookBudapest may, within the limits of applicable law, refuse or discontinue the accommodation service.

15. Access Information

Guests must keep apartment keys, entry codes, gate codes and other access information confidential.

They must not provide such access information to unauthorised third parties without BookBudapest’s prior permission.

A lost key, access card or other access device must be reported immediately. Where the guest is responsible for the loss, reasonable replacement and security costs may be charged.

16. House Rules

Guests must comply with the published BookBudapest House Rules and any property-specific rules.

Key rules include:

• no smoking inside the apartments;
• no parties or events;
• quiet hours from 22:00 to 08:00;
• excessive noise must be avoided at all times;
• unregistered visitors are only permitted with BookBudapest’s prior approval;
• maximum occupancy must not be exceeded;
• building and common-area rules must be respected.

In the event of a serious or repeated breach, BookBudapest may, within the limits of applicable law, require the guest to stop the offending behaviour or, in serious cases, terminate the stay.

17. Minors

The person making the booking must be at least 18 years old.

Individual apartments may be subject to additional age or guest-eligibility requirements stated in the booking flow or House Rules.

Minor guests may stay only in accordance with the rules applicable to the particular apartment and Hungarian law, including where required with a parent or legal representative.

18. Cleanliness and Proper Use

Guests must use the apartment and its contents with reasonable care and for their intended purpose.

Normal cleaning is included in the accommodation price. Reasonable extra cleaning costs may be charged where the apartment is left in an unusually dirty condition due to smoking, prohibited events or use substantially beyond normal accommodation use.

For longer stays, BookBudapest may provide periodic cleaning in accordance with its current service arrangements.

19. Damage, Lost or Missing Items

BookBudapest does not currently require a standard security deposit for normal direct bookings. This does not remove the guest’s responsibility for damage.

The guest is responsible for damage caused by the guest or persons for whom the guest is responsible, and for reasonable replacement costs of lost or missing items.

BookBudapest may claim the actual and demonstrable cost of repair, replacement or extraordinary cleaning.

20. Luggage Storage

Pre-arrival luggage storage is not provided at the apartments unless BookBudapest expressly confirms otherwise in writing.

On the day of departure, luggage storage may be available only to guests of the designated Palms apartments, by prior arrangement and subject to the current on-site conditions.

Unless expressly agreed otherwise, luggage storage is not a continuously supervised valuables-storage service.

21. Parking

Parking is available only for apartments where it is expressly listed as an included feature.

Guests must follow the instructions for the designated parking space and building access.

BookBudapest is not responsible for valuables left in vehicles or for losses for which BookBudapest is not legally responsible.

22. Wi-Fi and Technical Services

Where provided, Wi-Fi is included in the accommodation price.

BookBudapest aims to maintain reliable service but cannot guarantee uninterrupted availability where a failure results from a third-party provider, network outage, maintenance or another technical event outside BookBudapest’s reasonable control.

23. Reporting Problems

Guests should report any significant defect or problem within a reasonable time so that BookBudapest has an opportunity to investigate and, where possible, remedy it.

In an emergency involving immediate danger, guests should contact the appropriate local emergency service or authority.

24. BookBudapest’s Liability

BookBudapest is responsible for proper performance of the accommodation services undertaken in the booking contract in accordance with applicable law.

BookBudapest is not responsible for an event or loss caused by:

• the guest’s own actions;
• a third party for whom BookBudapest is not responsible;
• or circumstances outside BookBudapest’s reasonable control,

except where mandatory law provides otherwise.

Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited.

25. Unavoidable and Extraordinary Circumstances

War, severe natural events, government action, major utility or infrastructure failure, serious public-health events or other circumstances outside BookBudapest’s reasonable control may affect performance of the accommodation service.

In such a case, BookBudapest and the guest will cooperate to identify an appropriate solution in accordance with applicable law and the circumstances.

This clause does not reduce any mandatory statutory rights of the guest.

26. Complaints and Dispute Resolution

BookBudapest handles complaints in accordance with applicable consumer-protection law.

In a consumer dispute, the consumer may use an alternative dispute-resolution / conciliation body.

For BookBudapest’s registered office, the relevant body is:

Consumers may also seek remedies before the competent consumer-protection authority or courts in accordance with applicable law.

27. Privacy

Personal data are processed in accordance with BookBudapest’s current Privacy Policy, available through the website footer.

28. Website Content and Intellectual Property

Texts, graphic elements, logos and original content displayed on bookbudapest.hu may be protected by copyright or other intellectual-property rights.

Commercial copying, republication or use without the right holder’s prior permission is prohibited unless permitted by law.

29. Governing Law

These Terms and direct accommodation contracts with BookBudapest are governed by Hungarian law, without prejudice to mandatory international and consumer-protection rules.

A consumer is not deprived of mandatory protection afforded by the law of the consumer’s country of residence where such protection cannot lawfully be excluded by contract.

30. Language Versions

BookBudapest makes these Terms available in Hungarian and English.

Both versions are intended to communicate the same terms. In the event of inconsistency or uncertainty of interpretation, the Hungarian-language version is the primary reference version, without prejudice to mandatory consumer rights.

31. Changes to These Terms

BookBudapest may amend these Terms for the future, including because of changes to services, technology or law.

A confirmed booking is generally governed by the terms accepted at the time of booking unless:

• a later change is more favourable to the guest;
• mandatory law requires otherwise; or
• the parties expressly agree otherwise.

The current Terms are always available on bookbudapest.hu.
